Medical Office Building Tenant Improvements

The 13,000 s.f. renovation of the Allergy & Asthma Associates’ new San Jose headquarters involved an extensive gut of the existing building, which had been previously used as office space.

Providing patient care and research, the project included 26 exam rooms, an allergy shot observation and prep area, six doctors’ offices and a research center.  Blach collaborated with the client and architect in customizing each doctor’s space to his or her unique requests and preferences.

Color choice was important due to the nature of the work being performed within the space.  Many of the tests performed to determine the cause of a patient’s allergy rely on the health care provider’s ability to judge the skin’s reaction to a possible irritant.  This necessity dictated the color selection in the shot observation area, requiring paint colors that would not reflect certain hues onto a patient’s skin.

In addition to the medical-specific requirements, the building itself posed a few challenges. The structure is 11’ from slab to top of roof, yet the design called for 9’ ceilings in the corridor and a 9’ - 4” ceiling in the lobby.  Working within these constraints, Blach accommodated the design by running ductwork through the joist cavities and installing side registers in the lobby.
