Santa Clara, Calif. – (January 28, 2014) – Blach Construction Company, a commercial building contractor and construction manager serving northern California and the central coast, was recently awarded the design and construction of College Terrace Centre (www.collegeterracecentre.com), a $30 million, 66,000 square-foot, LEED-certified, mixed-use project in Palo Alto.

Slated to begin construction in spring 2014 with a delivery date of August 2015, College Terrace is a two- and three-story, Class A, steel-framed development with two levels of underground parking, located on 1.4 acres fronted by El Camino Real in Palo Alto, just one block from the Stanford University campus and Stanford Research Park. Upon completion, College Terrace will feature a neighborhood grocery store, an open-air market area and retail shops, office space, a freestanding residential building comprising eight units and ample below-grade, on-site parking.

Blach has joined an experienced team to build this project, including the project’s construction lender, Canyon Capital Realty Advisors, Twenty-One Hundred Ventures, LLC, a development team based in Redwood City, California, as well as Carrasco & Associates, an experienced architect with a long list of Palo Alto projects.

College Terrace Centre incorporates many sustainable features, which include a vegetated roof; clerestory windows to introduce natural light into the center of the building; photovoltaic panels; recycled-content materials; highly energy-efficient mechanical, lighting and control systems; Energy Star roofing; and a cistern system for collection and storage of rainwater from vegetated and roof areas. The facility is designed to meet at least LEED Silver criteria and is striving for LEED Platinum.
