Immanuel Sobrato Community Delivers 108 New Homes for Unhoused Residents

Blach Construction (Blach) proudly announces the completion of the Immanuel-Sobrato Community (ISC), an affordable housing development providing permanent supportive homes for formerly unhoused residents in San Jose. A first of its kind, this unique project was a public-private partnership between the City of San Jose, MidPen Housing, the Housing Authority and the Immanuel Evangelical Lutheran Church of San Jose. It was designed by HKIT Architects and is San Jose’s first redevelopment of a place of worship to include supportive housing.
The 94,000-square-foot community features a five-story, Greenpoint Rated building with 106 studio apartments and a host of amenities for resident convenience and comfort. These include a secured lobby, dog run, 36 parking spaces, large common space, bicycle storage, community room with kitchen, courtyard with outdoor seating, exercise area, computer lab and laundry room. Two two-bedroom manager units provide round-the-clock supervision and property management, and several second-floor offices and meeting spaces will enable various, individualized supportive services designed to enhance residents’ quality of life.
Situated on a busy street corner, adjacent to a freeway onramp, ISC is located near VTA Transit, healthcare, parks, a FoodMaxx and San Jose City College. Blach leveraged building information modeling (BIM) to facilitate the building process and prefabrication to reduce construction disruption and impact on the active, surrounding neighborhood. Both also offered significant schedule and budget efficiencies to the project overall.

In addition to building ISC, Blach is continuing to address the California housing crisis through its pursuit of additional affordable housing projects along the San Francisco Peninsula and Central Coast. Construction is underway on The Charles, a Charities Housing development in San Jose and The Anderson Hotel, a senior living complex with the Housing Authority of San Luis Obispo. Earlier this year, Blach completed The Rollins, an affordable apartment complex that earmarks a portion of units for Veterans in the transit-oriented Gateway at Millbrae Station.
